Just be clear that what you're proposing will work on the following examples.

Note that there are 14 characters prior to and 17 characters after the actual diagnoses POSTSURGICAL AFTERCARE in the first line.

These characters are standard in each text line; however, prior to these 14 characters and after the 17 characters the character length varies for each text line.
